DSCR loans for Montgomery rental property
Montgomery is a government town, and that shapes everything about the rental market. Tenants arrive on a schedule, leave on a schedule, and the landlord who understands the calendar does better than the one who fights it.
State government is the anchor, supplemented by Maxwell-Gunter Air Force Base, the universities and an automotive manufacturing base south and east of the city. That mix produces a renter pool with two distinct rhythms. Civil service and university tenants tend to stay for years; military tenants arrive and leave on orders, usually with a two or three year horizon. Both are good tenants. They require different lease terms and different turnover budgets.
The housing stock divides cleanly. Inside the city, Cloverdale, the Garden District and Capitol Heights have 1920s and 1940s housing with character and the maintenance that comes with it. East Montgomery, Pike Road and Prattville have newer suburban product with association dues and family tenants. The older neighborhoods offer better rent-to-price math; the newer ones offer lower maintenance and stronger schools.
The insurance picture is inland rather than coastal, so wind deductibles are less extreme than in Mobile, but hail and storm claims are still the main driver of premium. Roof age matters, and a property with a newer roof is easier to insure and easier to appraise. Flood exposure along the river and its tributaries is localized; check the map for the specific parcel rather than assuming the whole city is dry.

Underwriting notes
What can move a Montgomery file
- Military turnover means vacancy and make-ready costs arrive on a schedule you can plan for.
- Older in-town housing carries roof, wiring and plumbing risk that the appraisal will surface.
- Hail and windstorm claims drive insurance premium even away from the coast.
- River flooding is localized; confirm the flood zone for the parcel.
- Municipal boundaries and school districts shift the tax and demand picture within a short drive.
Short-term rentals
Montgomery’s short-term rental activity is more modest than the coast, and city business-licensing and zoning rules can apply. Verify the ordinance for the address and check any neighborhood association rules before you underwrite the revenue.
Model the local numbers
The calculator uses whatever rate you supply. For the tax line, pull the actual bill for the parcel; for insurance, ask an agent about the specific roof and construction.
