Qualification

What is a DSCR loan?

A business-purpose mortgage for an investment property that is underwritten on the property’s rent rather than the borrower’s personal income. The lender divides the monthly rent by the full monthly carrying cost — principal, interest, taxes, insurance and association dues — and compares the result with a program minimum.

Who is a DSCR loan for?

Real estate investors buying or refinancing a non-owner-occupied rental. It is especially useful for self-employed borrowers, business owners and investors whose tax returns show less income than their rentals actually produce, or whose rental portfolio has grown faster than their documented income.

Can I use a DSCR loan for a home I plan to live in?

No. These are business-purpose loans for non-owner-occupied investment property. If you or your family intend to occupy the home, we are not the right fit, and we will tell you so instead of taking the application.

Do you look at my tax returns?

Personal income documentation is generally not part of a DSCR file. The lender still reviews credit, reserves, the entity taking title, the appraisal and the property condition. Some programs ask for a resume or a summary of investment experience.

What DSCR ratio do I need?

Program minimums vary with leverage, credit, loan size, property type and whether the property is a long-term or short-term rental. Rather than quote a single threshold, we model your actual rent, taxes, insurance and dues against the programs open to your scenario.

Do I need reserves?

Yes. Programs generally require several months of the full payment in reserves that remain after closing, and the requirement typically rises as the number of financed properties grows. We confirm the reserve figure at the scenario stage so it does not become a surprise at underwriting.

Can I buy the property in an LLC?

Yes, vesting in a limited liability company is routine for investor programs. The lender will want the operating agreement, the articles of organization and evidence that the entity is in good standing, and the signer’s authority needs to match the operating agreement.

Property and markets

Do you arrange financing across all of Alabama?

We work with investors buying and refinancing across the state, from Huntsville and Birmingham to Mobile, Montgomery and Tuscaloosa, as well as smaller markets. Whether a specific property fits depends on the lender’s appetite for the property type and location, not on a state map.

Can I use projected rent on a vacant property?

Often yes. If the property is vacant, the appraiser prepares a market rent survey comparing the property with rented peers nearby, and the lender uses that figure. A lease signed before closing can also set the rent when it is at market and the tenant is arms-length.

Do you finance short-term rentals?

Yes, with caveats. Some programs will use documented platform revenue or a short-term rental data report; others fall back to the appraiser’s long-term market rent. Local ordinances and association rules decide whether the use is allowed, and they should be checked before you make an offer.

What about manufactured homes?

Some programs finance manufactured homes on owned land, and some do not. The deciding factors are the foundation, the age, the title status and whether the home is treated as real property. Send us the details and we will tell you which lenders will look at it.

Can I finance a five-plus unit apartment building?

Yes. Buildings with five or more units are treated as commercial assets and underwritten on the whole building’s income rather than a single rent figure. The documentation and appraisal process is more involved than a single-family rental.

What if the property is in a flood zone?

A lender will generally require flood coverage when the property sits in a designated flood zone, and an elevation certificate may be needed to price it. Flood is a separate policy from hazard insurance, and on the coast it is worth pricing even outside a designated zone.

Process and cost

How long does a DSCR loan take?

Close in as little as 14-21 days when all documents are submitted on time. Typical closing is about 30 days. Actual timing still depends on appraisal scheduling, title work, insurance and association review. Once the file is complete we give you a realistic window and tell you immediately if something is likely to move the closing date.

How much do I need for a down payment?

Down payment requirements vary with the program, credit, property type and loan size, and investor programs generally expect a meaningful equity stake in the property. We model the leverage available for your specific scenario before you commit to a property.

Are there prepayment penalties?

Investor programs commonly include a prepayment penalty, usually a declining schedule over a fixed period. Some are soft penalties that do not apply if you sell rather than refinance. The penalty should be matched to your holding plan, and we walk through that before you choose a program.

Do you charge a fee?

Any broker compensation is disclosed to you in writing before you commit to a loan and appears on the closing statement. The first conversation, including the ratio modeling we do before an appraisal is ordered, does not cost anything.

Can I refinance out of a hard money or bridge loan?

Yes, that is a common reason investors call. Once the property is stabilized and leased, a rate-and-term refinance can replace a short-term loan with a longer amortization. We check the existing payoff and any prepayment penalty before recommending the refinance.

What happens if the appraisal comes in low?

A low appraisal changes the loan amount the property can support at a given leverage, which changes the ratio. The options are usually a larger down payment, a lower purchase price, a different program, or walking away. We walk through the arithmetic as soon as the report arrives.

Still not sure?

The fastest way to get a real answer is to send the address, the rent you expect and the loan amount you have in mind. We will model the ratio and reply with the programs that fit, or an honest explanation of why none do.
