Alabama · business-purpose rental financing
The rental does the qualifying. We do the shopping.
DSCR Loans Alabama arranges financing for non-owner-occupied rental property across the state, from Birmingham bungalows to Gulf Coast condos. The property’s rent carries the loan, so your personal income file does not have to.
Close in as little as 14-21 days when all documents are submitted on time. Typical closing is about 30 days.

Why investors call us
Three things decide an Alabama rental file
The rent is the qualifying document
A DSCR loan looks at what the property earns and what it costs to own. Your W-2, your schedule C and your two-year income history usually stay out of it. That matters most when your portfolio has grown faster than your paperwork.
We shop wholesale lenders
We are a mortgage broker. We arrange financing from wholesale lenders and compare the programs that actually fit the property, rather than defending one underwriting box. If a file does not work, we say so before you pay for an appraisal.
Alabama is the whole point
Investment property here is assessed differently from a homestead, coastal insurance carries deductibles that scale with the dwelling, and Jefferson, Mobile and Madison counties do not behave alike. National boilerplate gets the ratio wrong.
How it works
From address to closing, in three moves
Send the address and the rent
We pull the tax bill for the parcel, get a realistic insurance number, and model the ratio before anything is ordered. If the rent does not carry the property, you find out in a conversation rather than an appraisal invoice.
We match a program to the file
Leverage, reserves, credit, entity vesting and property type decide which wholesale programs are open. We compare the structures, including prepayment penalties and interest-only periods, against how long you plan to hold.
Appraisal, underwriting, closing
The appraiser supplies the market rent survey, title is cleared in the county where the property sits, insurance is bound, and a closing attorney or title company handles the signing. We stay on the file until it funds.
Financing
Programs built around Alabama rentals
Purchases, refinances, portfolios and furnished rentals. Same underwriting idea underneath, different documentation and different trade-offs on top.
DSCR rental loans
The core program: qualification driven by the rent the property can support, not by your personal income documents.
02Purchase financing
Buy an Alabama rental on the strength of its rent, with the ratio modeled before you write the offer.
03Cash-out refinance
Pull equity out of a Birmingham duplex or a Gulf Coast rental and redeploy it without disturbing your day-job files.
04Rate-and-term refinance
Reset the terms on an existing investor loan when the numbers on the property have improved.
05Portfolio DSCR
Blend several Alabama rentals into one underwriting file so strong properties help carry the weaker ones.
06Short-term rental DSCR
Financing for furnished rentals in Alabama markets where local rules allow them — with the extra documentation that comes with it.
Alabama markets
One state, five different rental markets
A Birmingham bungalow, a Madison subdivision house and a Midtown Mobile cottage are not the same asset with a different ZIP code. Rent, taxes, insurance and tenant rhythm all move by market, and so does the ratio.
- BirminghamCentral Alabama — Deep, mature rental stock across Jefferson and Shelby counties, from 1920s bungalows to newer townhomes.
- HuntsvilleNorth Alabama — Engineering and defense employment keeps tenant demand steady and pushes investors toward newer build.
- MobileGulf Coast — Port, shipbuilding and healthcare employment, plus a housing stock shaped by heat, humidity and storm exposure.
- MontgomeryRiver Region — State government, military installations and universities create a renter base that turns over on a predictable rhythm.
- TuscaloosaWest Alabama — A university-driven market where lease timing matters as much as the rent number on the page.

When the property is not a plain vanilla rental
Short-term rental DSCR
Furnished rentals are a small hospitality business. Some lenders will use documented platform revenue; others fall back to long-term market rent. Local ordinances and association rules decide whether the use is allowed at all.
Short-term rental financing →Portfolio DSCR
Underwrite several Alabama rentals together and a strong property can help carry a weaker one. The trade-off is cross-collateralization: the properties secure each other, and selling one usually means a release.

What investors ask first
The short answers. The guides go deeper, and the full FAQ covers the rest.
What is a DSCR loan?
A business-purpose mortgage for an investment property that is underwritten on the property’s rent rather than the borrower’s personal income. The lender divides the monthly rent by the full monthly carrying cost — principal, interest, taxes, insurance and association dues — and compares the result with a program minimum.
Can I use a DSCR loan for a home I plan to live in?
No. These are business-purpose loans for non-owner-occupied investment property. If you or your family intend to occupy the home, we are not the right fit, and we will tell you so instead of taking the application.
Do I need reserves?
Yes. Programs generally require several months of the full payment in reserves that remain after closing, and the requirement typically rises as the number of financed properties grows. We confirm the reserve figure at the scenario stage so it does not become a surprise at underwriting.
Do you finance short-term rentals?
Yes, with caveats. Some programs will use documented platform revenue or a short-term rental data report; others fall back to the appraiser’s long-term market rent. Local ordinances and association rules decide whether the use is allowed, and they should be checked before you make an offer.
